What are the Benefits of a Loft Conversion?

Moving house in London can be a pricey business. Considering the cost once you start factoring in estate agent fees, stamp duty and removal company charges, prices can easily reach the £40,000 mark.

In fact, the stamp duty on some properties is now often equal to the cost of an entire loft conversion, which means that by realising your homes full potential, not only do you gain more space, you actually spend less to get it.

Converting your available space also avoids the stress and upheaval that moving house involves, it means your children don’t need to change schools and your daily commute remains the same. With all this in mind, you can soon see why maximising your existing house space might be one of the smartest moves you’ve ever made.

Adds Value to Your Home

A great investment, converting your loft space can easily add up to 20% onto the value of your property.

Increases Living Space

Whether it’s a new bedroom for a growing family, a playroom for the kids, a room to make money from AirBnB or a state-of-the-art cinema room, you dream it and we can design and build it.

Energy Efficient = Lower Bills

Many existing properties have poor roof insulation and valuable heat is lost. As part of a loft conversion, the roof will be insulated to meet current regulations and thus increase your homes’ heat efficiency.

Room with a View

All loft conversions feature large windows, often located on the roof making them perfect for star gazing or simply adding a whole new perspective to your local area.

Planning Permission Usually Not Required

Loft conversions do not need a planning permission as they are already classed as a permitted development.

This is as long as they don’t change the complete appearance of your home, which most do not. Without the hassle of getting planning permission, we can get started on your design and build right away.

Good Excuse for a Clear Out

Most people’s lofts become one big storage room for unwanted belongings, keepsakes and old memorabilia.

Choosing to convert this valuable space means you can say goodbye to all the items you’ve been hoarding all these years and hello to a brand-new usable space that can add up to 20% of market value onto your existing property.

What Types of Loft Conversion Are There?

No two loft conversions will ever really be the same, that’s why we offer a bespoke service suited to you, our client. With such a wide range of property throughout London and surrounding areas and such a wonderful diversity of people, it’s safe to say that no two loft conversions will ever be the same.

Every loft extension is unique

Every build project we undertake is as unique as our client and their property. We work hard to tailor every conversion to our customer’s needs. Designs may include Juliet balconies, stunning modern bathroom suites, a state-of-the-art home cinema or simply an abundance of natural light from huge windows just perfect for star gazing… we can build it.

Dormer Conversions

Dormer conversions are an extremely popular choice in London. They give you a more practical ceiling height with which to work making them perfect for en-suites and built-in wardrobes whilst also allowing more flexibility with regard to the layout of the staircase.

A Dormer Conversion is usually built using the existing slope of the roof and the majority of dormer conversions do not require planning permission as they can be constructed under ‘Permitted Development’. In addition, with a Dormer, most of the work is carried out from scaffolding erected outside your home which means minimal disruption.

There are a wide range of styles when it comes to dormers, varying in size, colour and also a wide range of window choices. This allows our clients to add their own style to their loft making each project unique to each individual customer.

Benefits at a Glance:

  • Cost Effective
  • Utilises Available Space
  • Higher Flat Ceilings
  • Usually Does Not Require Planning Permission
  • More Practical for En-Suites or Built-In Wardrobes
  • Many Styles to Choose From

Velux Conversions

Velux conversions are the ideal way to add natural light to your loft space. They give a sense of bright open space and also help with ventilation, keeping things cool when the temperatures rise. They also add a new aspect to your home, allowing for panoramic views or star gazing on clear nights.

Velux windows are a leading window supplier and produce some exciting and innovative designs to suit any loft conversion. Available in over 1800 blind colour variations and a range of size and colours and with full guarantee. Options include adding Smart Indoor Climate Controls (controlled via your phone), noise reducing glazing and electric or solar remote controls.

With a Velux conversion the roofline remains untouched therefore there is less structural work required and less disruption to you home. It is also a sympathetic and in keeping with the surrounding area and is a very popular and attractive choice due to the lower cost.

Benefits at a Glance:

  • Over 1800 Colours of Blinds Available
  • Smart Indoor Climate Controls – Control Via Phone
  • Noise Reducing Glazing Options
  • Improve Ventilation for Healthier Environment
  • Choice of Opening Styles
  • Full Range of Colour and Sizes
  • Electric/Solar Remote Control Options

Hip to Gable Extensions

Many detached and semi-detached properties in London have a hipped roof. This is when a sloping roof has additional slopes to both front and back. This can often mean that your existing loft space is limited.

A hip to gable loft conversion is a great way to extend the living space in your home by replacing the sloping roof with a vertical wall known as a gable end. This type of loft conversion is ideal for most properties but is not available on mid terraced homes as they do not have a hip end roof.

Benefits at a Glance:

  • Increases the amount of usable living space
  • More practical for staircases
  • Wide range of styles and finishes available
  • Allows Velux or bigger Dormer to be added
  • Makes lofts ore practical to convert

Mansard Loft Conversion

A mansard loft conversion is often one of the best ways to maximise available living space. They are typically built on to the rear of a property and change the structure of the original sloped roof to create an almost straight gradient. Windows are built into the new structure as small dormers. It is also possible to have a Juliet balcony should you so desire.

Mansard loft conversions can be designed for most types of property including mid-terraced homes. They have a wide range of styles and finishes available.

Planning permission is usually required for a mansard loft conversion as they alter the structure of your home. Alongside planning permission, the completed project will also require building regulations approval, but again, our team will help you with every stage of the process.

Benefits at a Glance:

  • As Mansard loft conversions have dormer windows, they are a great way to get more natural light into your living space.
  • The straight walls make them easier to furnish than slanted roofs.
  • The option to add a Juliet balcony and add a new aspect to your home.
  • They don’t require much in the way of structural reinforcement.

What About the Design and Planning Process?

It can seem a pretty daunting task when planning a loft conversion. Where do you start? Rest assured The London Loft Converters will handle every step of the process for you. From the initial idea, through planning and conversion, our team are there to answer any questions you may have. We handle all the paperwork, along with any planning permission that may be required.

Many loft conversions do not need planning permission as they can be carried out using Permitted Development. Our professional team of architects take care of all the measurements before drawing up the plans for your conversion. Once the plans have been drawn up, they will be sent to you for approval.

Once you are happy with the design of your loft conversion, the completed plans will be submitted to the local council on your behalf. As soon as the plans have been signed off, approved and permission granted, The London Loft Converters will begin the construction of your loft conversion.

Things to Consider About a Loft Conversion

Is My Loft a Useable Space?

As a general guideline, we will need 2.3m of head height for the loft conversion to be possible. We do have options available to us to raise the height in some cases but a standard 2.3m or more is perfect for converting a loft in the most cost effective way.

Have a look at the angle of your roof, the higher the pitch angle the higher your central head height is going to be. There needs to be adequate space below the ridge of the roof and also at least 2.1m of space above the location of the intended stair. Measure the height, full width and length of the space so that we can determine the rough size of the loft space available.

Plumbing, Boilers and Water Tanks in Loft

If you have a boiler or water tank currently in your loft space then it isn’t really a problem, we can usually add to the existing system. We can also advise you on the options available which might include changing your boiler to a combi boiler or changing your existing hot water tank to a megaflow system.

We also may need to add a pressurised water system if you are looking to have a bathroom installed in your loft.

Natural Light – Velux and Windows

It’s always preferential to have plenty of natural light in any room and for this reason we recommend you consider having a window at the front and back of the room. Not only does this lead to a good air flow throughout the room, it helps to spread an even natural light throughout the space.

Disruption in the Home

With any loft conversion we undertake, we respect your home and aim to cause minimal disruption to you and your home. We are happy to work around your day to day needs, be it waiting until you have taken the kids to school or until you’ve left for work. We will work with you to make sure that noise and disruption is kept to a minimum.

How Long is it Going to Take?

The loft conversion time will obviously depend upon the amount of work required. Whether you choose a Velux conversion, a dormer conversion, a hip to gable conversion or a Mansard conversion, your design will still be bespoke to your individual property. Every property is different and some can be more of a challenge then others. As a rough guide, a loft conversion should take between four and five weeks. The main things that you will need to consider in terms of how long a project will take are the three phases.

The Three Phases: Design, Planning and Building

There are three phases that need to be carried out to ensure that a project runs to plan, on time and looks exactly like the conversion you had envisaged. If any one of these phases is disrupted for any reason, then the conversion project may take much longer than first anticipated.

Design: If the design is going to alter the structure of your property then we will require an architect to produce a drawing of the exterior of your home. This is to not only give you an understanding of how your conversion will affect the outside of your home but it will also be required for any planning permission that is applied for.

Planning: This is the planning permission you will need to get from the local authority. It may also include the purchasing of any materials we might need to complete your loft conversion.

Building: As soon as the conversion project has been approved by the local authorities and all of the necessary products and materials have arrived, The London Loft Converters can begin your build. Construction starts with the roof and any exterior works required before the team move indoors to complete electrics, plumbing and plastering work. The build time also depends on the type of loft conversion you are having. For instance, a Velux or dormer conversion tend to be quicker than a hip to gable or Mansard conversion. Whatever your choice, our professional team aim to complete the project as efficiently as possible to eliminate any unnecessary disruption.

Please contact our loft conversion team for further details on any of these stages should you require more information.

What Types of Loft Conversions Are There?

We are also flexible with our working hours should you have any special requirements such as waiting until the kids have gone to school or you have left for work etc.
